How does
BuyerSelect work?
BuyerSelect enables you to select the home you want to own. It provides timely
information directly to you about homes that have the features, location, and price that
meet your specific needs.
BuyerSelect allows you to get the information even before some real estate agents, and the
opportunity to see new listings before other buyers even know they are available
Each night our BuyerSelect computers sift and sort through all Nashville listings from
every real estate company. When your criteria matches one of those listings, you are
automatically contacted with a fact sheet including all the details. You can study this
information at your leisure and even drive by the home to see if you like the
neighborhood. When you find a home you'd like to tour, simply call and we will arrange for
a personal showing. Why is
BuyerSelect different from other real estate agents?
Traditionally, buyers have begun their home search in one of two ways: One,
they spend all their free time cruising around neighborhoods they like looking for yard
signs, many times unaware if they can even afford a home there.
Two, they end up with an agent who thinks they know more about what you want than you do.
You wind up tour houses you don't even want to see.
At BuyerSelect we promise to never call you unless you request it, and you'll never go see
a house you don't want to see, or one you can't afford.
What does BuyerSelect service cost?
Nothing. Even though BuyerSelect works for you in your best interest, the
service is free to you. Our fees are paid by the seller when you buy a home.
What if I decide not to buy a home?
That's the beauty of BuyerSelect. There is absolutely no obligation to ever
buy a home. We feel that anyone seriously considering a home purchase will appreciate our
no hassle, no pressure, no salesman way of doing business.
How do I get started?
1. Complete our online registration
form.
2. Get pre-qualified for a mortgage
That's all there is to it, it's that simple. (Don't let the mortgage
pre-qualification scare you. It's a simple process you can usually conduct over the phone.
If necessary we have several mortgage lenders we can recommend.)
Why do I need to be pre-qualified?
First, you need to know how much you can spend on a home. Our experience has
shown that many of the online "mortgage calculators" are not comparable with
what the mortgage banker will actually lend. Each situation is different and it pays know
up front how much you will qualify for. Second, it gives you an edge in negotiating the
price of a home. Plus, it's never any fun to find the exact home you want only to discover
it's $20,000 more than the bank will loan you.
Do I need perfect credit to buy a
home?
No. Today, there is a wide variety of loan programs designed specifically
for those with less than perfect credit. At BuyerSelect we work with all buyers and have a
good track record in steering people to the right lender. Our specialty is finding you the
right home and the right home loan.
Is a large down payment required?
Absolutely not. At BuyerSelect our specialty is finding you the best loan
program. There are over 85 different home loan programs to choose from. Many real estate
agents use only three or four types, but our specialty is getting you the lowest down
payment and lowest monthly payment possible. Some of our home loans require as
little as 5% or 3% down and some are even 0% down.
What happens after I sign up with
BuyerSelect?
If you haven't been pre-qualified, we will arrange for you to speak with a
lender or give you a list of local lenders with whom we have experience. We will also
arrange a time to meet you in the office to make sure we have all the necessary
information to search for your dream home (we make special arrangements for
out-of-area buyers, communicating to us exactly what you want is critical to getting the
most from the BuyerSelect system).
Your first information packet may contain ten or more listings meeting your search
criteria. After that you will receive new listings as soon as they go on the market. You
can be notified in a variety of ways, whatever is convenient for you.
Remember, with BuyerSelect you'll never be pressured into taking a home tour. We encourage
you to study the listing sheets and drive by the homes you want to see, all without having
to deal with a real estate salesperson. Then when you think you've found your dream home,
just give us a call and we will arrange for a private showing.
And when you do find your dream home we will help you negotiate the best price and get
loan program that's just right for you!
